2. What do I need to bring to closing?
 
Answer - Sellers will NEED to bring;

1) Photo I.D. for each seller
2) Social Security Number (not the actual card).
3) Paid receipts for any work or repairs done to the property within the previous 120 days.
4) At least one key for property access is delivered to buyer at closing on most sales.
5) Other documentation as directed by closing company personnel or your real estate agent.

6) A certifed funds check made out to themselves if not netting money at closing.
7) A list of residences going back ten years for each seller.
Sellers should generally NOT bring manuals or warranties for appliances.

Buyers need to bring;

1) Photo I.D. for each buyer.
2) Social Security Number (not the actual card).
3) A list of residences going back ten years for each buyer.
4) Proof of hazard insurance for the property being purchased. A binder and paid receipt are required.A list of residences going back ten years for each seller.
5) Certified funds made out to themselves for the required balance of down payment and closing costs obtained from real estate agent or closer.A list of residences going back ten years for each seller.
6) Personal checkbook to cover innacuracies in closing cost estimates, purchase of personal property or owners title insurance.A list of residences going back ten years for each seller.
