Online Settlement Statements
 
At the time of sale in your transaction with me, you will be given an estimate of closing costs necessary to close your transaction. This is a rough estimate of what your charges will be and is generally within $100, based on available information, of the actual amount you will need to bring to closing. As updated information becomes available these amounts may change.
 
When this happens, clients will be kept informed of the changes by me though an online or faxed updated settlement statement.
 
For clients who have email capability, I send an updated settlement statement as numbers are updated. The forms I use look identical to the actual settlement statement you will sign at most closings. Each updated settlement statement will highlight in yellow, the numbers that have changed. Entries are further color coded in blue, for manually calculated numbers and in red for auto filled or auto calculated numbers.
 
Sometimes you may close at an attorney's office, and your settlement statement may look very different than the form I have here. An attorney's closing statement will normally only show the actual closing costs charged, and will be only one page long, whereas, a standard HUD-1 settlement statement I use will have spaces for just about any closing cost you might ever see. It will be two legal sized pages long. Closing costs will be totaled on page two with the total carried forward to page one, where this sub total will be added to other debits and credits normally accounted for at closing.
 
The total at the bottom of page one reflects the amount you will receive or bring to closing.
